One of the largest, and most often, overlooked costs of purchasing a home is the infamous Land Transfer Tax. With the exception of Alberta and Saskatchewan, which levy a small fee, each province has a Land Transfer Tax.

In an effort to increase affordability for first time home buyers, Ontario (Provincial) and the City of Toronto (Municipal) offer land transfer tax rebates of up to $3,725 and $3,225, respectively.

British Columbia land transfer tax

If purchasing a home in Toronto, there is an additional municipal land transfer tax. Toronto’s land transfer tax applies within the following boundaries: Steeles Avenue as the North border, Etobicoke as the West border, Scarborough as the East border and Lake Ontario as the South border.
